A structural engineer answers it. On older framing that chars rather than failing, the answer frequently moves the property from the rebuild market into the repair market, which changes the numbers substantially.

The county auditor's parcel record carries it. It is the quickest indicator of whether the framing is likely repairable or whether engineered assemblies will have come out whole.
